WBC&I perform Property Condition Assessments (PCA) and Commercial Building Inspections as required by lending institutions and real estate capital investors. Our experts inspect the subject property and perform necessary document review to understand the condition of the building. A Property Condition Report (PCR) is generated discussing each building system and its condition. The PCR provides, to the extent possible, opinions on the physical condition of the property and its integral components, as well as estimated costs to remedy deficiencies. The ASTM guidelines allow the client to modify the standard to incorporate higher or lower standards of inspection to meet their due diligence objective. The client should determine their risk tolerance and level of expectation appropriate to the acquisition, ownership and operating objectives. A PCA may include an Immediate Repairs Table and/or a Replacement Reserve Table (cost-to-remedy financial projections), which is helpful to the client for understanding how the condition of the building will impact asset performance and for budgetary purposes.
